About Samuel Rodriguez Jr.

I Don’t Rely on Hope.

From Tax Accounting to Real Estate

I entered real estate in 2018 after a career in tax accounting โ€” a background that gave me a financial discipline most agents simply don’t have. Before investing my own capital, I worked alongside an experienced investor learning deal structure, renovations, and underwriting from the inside out.

By 2020, I was operating as a principal โ€” analyzing acquisitions, managing renovations, and negotiating on both sides of the table. Over the next several years, I participated in over 35 transactions totaling more than $16 million in acquisitions, renovations, and sales across the Denver metro.

I’ve been the buyer. I’ve been the seller. I’ve personally felt the risk of every dollar on the line. That experience doesn’t come from a classroom โ€” and it directly benefits every seller I work with.

Why I Focus Exclusively on Listings

After years of investing, I realized something that changed my direction:

“Most homeowners don’t need a salesperson. They need someone who understands value.”

As an investor, I’ve analyzed hundreds of properties, negotiated aggressively, and learned exactly how buyers think โ€” including the investors and move-up buyers most likely to compete for your home.

In 2026, I made the deliberate choice to focus entirely on the listing side. Not because it was easier โ€” but because it’s where my experience creates the most leverage for sellers.

โœ“ I understand how buyers analyze deals โ€” because I’ve been one.
โœ“ I know how to position a property to extract the strongest offers.
โœ“ I negotiate with discipline โ€” not emotion.
โœ“ I believe sellers deserve full service without inflated fees.

Why 1%

The 1% listing model isn’t a discount โ€” it’s a correction.

Commission structures in real estate haven’t meaningfully evolved in decades, even as home values have climbed dramatically. A seller with a $650,000 home paying a 3% listing fee is handing over $19,500 โ€” often without questioning whether that number reflects the actual work being done.

My model is built on a simple belief: your equity belongs to you. Full MLS exposure, professional pricing strategy, and strong negotiation don’t require a fee that hasn’t kept pace with reality. The 1% model lets me align what I charge with what I actually deliver.

Outside the Office

I was born and raised in New York and moved to Denver in 2015. The city has been home for over a decade โ€” and the market here has been central to my growth as both an investor and an agent.

Outside of real estate, I’m competitive by nature and disciplined by training. You’ll find me on the golf course, on the basketball court, at investor meetups, or spending time with family. That same competitive discipline is what I bring to every negotiation and every listing.

I’m not here to be your friend first. I’m here to get you the best outcome โ€” and if we become friends along the way, even better.
